Accrued interest + cash fees

Model assumptions

Both loans start with the same balance. Annual interest is divided by 12; this is an interest rate, not APR. Payments occur at month end and stop at payoff; the final payment settles the balance. Closing costs are paid in cash. Financing cost is accrued interest plus cash fees, equivalent to payments plus remaining debt minus the starting balance. Recovery is the first whole month after which financing savings stay nonnegative through both payoffs; it is distinct from monthly payment reduction. The horizon may include a fractional month: debt accrues interest, but no installment is paid in that fraction. Fees are not financed. Include any modeled prepayment penalty in cash closing costs. Ongoing property taxes and insurance are excluded from this same-home comparison. No income-tax benefits are assumed.

How to read your refinance savings

Compare monthly payment reduction separately from financing savings. Both loans begin with equal debt; financing cost is accrued interest plus cash closing fees. Recovery is the first whole month after which savings remain nonnegative through both payoffs. Annual interest is divided by 12 and is not APR; fees are paid in cash. Fractional months accrue interest without an installment.

Meaningful refinance savings

Your projected payment reduction is large enough to justify a serious refinance review.

Now compare break-even, total interest, and whether the new term extends your debt longer than you want. A lower payment is good; a cheaper loan is better.

Refinance Calculator FAQ

What to do next

Before refinancing, compare the payment win with the true cost of restarting or extending the loan.

Check your break-even horizon

If you may move or sell before the closing costs are recovered, the refinance is usually weak no matter how nice the monthly payment looks.

Compare total interest, not just monthly savings

A new 30-year term can lower the payment but increase lifetime interest. Run both scenarios side by side.

Ask for multiple lender quotes

Small differences in rate, lender credits, and fees can change the answer more than most homeowners expect.
