Compare entered monthly housing and debt payments with gross monthly income. This arithmetic does not determine loan eligibility.
Housing ratio equals the entered housing payment divided by gross monthly income; total-payment ratio uses all entered monthly payments, multiplied by 100. Income is before taxes and payroll deductions; annual income / 12 converts an annual figure to a monthly figure. Include the applicable qualifying housing payment and required obligations once, following lender rules. If replacing current housing, do not double-count current rent and the new payment. Taxes and insurance belong in the qualifying housing payment where applicable; ordinary living expenses are not included in this debt-only total. Gross income minus entered payments is a signed arithmetic difference, not take-home income or money available to spend: taxes, deductions and living expenses remain unpaid. The chart shows the entered payment mix, not an allocation of net income. Ratios can exceed 100%. Zero gross income has no defined ratio. No credit rating, loan approval, borrowing capacity or universal lending cutoff is calculated.
Savings needs depend on individual circumstances. DTI requirements vary by lender, loan product, qualifying-income rules and other underwriting factors; a ratio alone does not establish eligibility.
