Plan a percent or USD down payment, remaining loan, fixed-rate payment and an entered mortgage insurance assumption.
Down payment plus loan equals the purchase price. Percent mode uses a percentage of that price; USD mode uses the entered amount. Changing units converts the entered position when the ratio is defined; the converted value can be rounded. The fixed-rate payment uses the entered annual nominal interest rate and whole monthly repayment periods, with the first payment after one month. A zero loan needs no payments. Taxes, homeowners insurance, HOA, closing costs, fees and lender-disclosed APR are excluded.
Mortgage insurance is an optional planning assumption, not a lender quote or a determination of whether insurance is required. The entered annual percentage is applied to the starting loan and divided by 12; zero means no premium entered. No declining-balance premium, upfront charge or automatic cancellation is modeled. Requirements and pricing depend on the lender and loan program; no eligibility or no-PMI guarantee is made.
