Confirmed VA funding-fee exemption?

Illustrative VA purchase estimate, not eligibility or an approved quote. The same purchase funding-fee table applies to veterans, active duty, National Guard and Reserve. Select exemption only when VA confirms an applicable exemption; spouse status or a medical condition alone does not establish exemption. The fee is rounded to cents and fully financed. Monthly payment and total payment include P&I only; property tax, home insurance, closing costs and down payment are excluded. VA does not charge monthly mortgage insurance. Whole-year purchase terms are limited to 30 years here. Fixed rate, monthly payments, no extra payments. This approximation rounds nominal P&I and monthly interest to cents and adjusts the final installment. Actual lender schedules and escrow payments can differ. Interest posting uses the retained decimal rate. Estimates close to an unresolved regular-payment half cent are unavailable. Official program terms

A modeled VA purchase loan

The purchase funding fee is calculated on the loan after down payment and financed into the modeled balance, unless you select a confirmed exemption. Below 5% down the fee is 2.15% for first use or 3.3% for subsequent use; at least 5% down uses 1.5%, and at least 10% uses 1.25%. The same purchase table applies to Veterans, active duty, National Guard and Reserve. Do not select an exemption unless VA confirms it.

Monthly payment and total payments include only principal and interest at the entered fixed nominal annual rate. Property tax, home insurance, other closing costs and down payment are separate; there is no monthly VA mortgage insurance. This is not an eligibility decision or lender quote. Seller concessions are distinct from closing-cost credits: the 4% concession limit is based on reasonable property value, not loan amount; closing-cost credits are not that capped category.
